Can the owner of Lot 7 run a short-term rental on Airbnb?

A

By-Law 14(c) prohibits short-term rental arrangements of less than 3 months without committee approval. The owner would need to apply under the renovation/use change procedure in By-Law 22.

What's the insurance excess for water damage claims?

A

The building policy (Allianz, renewed 1 March 2025) has a water damage excess of $2,500 per claim. Lot-owner caused damage may be on-charged per Clause 8.4 of the strata plan.

How much notice do we need to give for the AGM?

A

Under SSMA 2015 s.19, a minimum of 7 days notice is required for general meetings including the AGM. Your scheme's financial year ends 30 June, so the AGM must be held by 31 August with notice issued by 24 August.
